Construction Manager vs General Contractor

CONSTRUCTION MANAGER (CM)

Advantages:

  • CM works with the Owner for a predetermined fee, therefore CM is not competing for profits with Owner.
  • CM typically enters the project earlier then a GC and their assistance regarding the costs, features, specifications, and material selection help arrive at a more accurate project budget.
  • The owner has access to all construction costs.
  • Since the CM gets involved in the project early, they can recommend adjustments to processes and materials to achieve  better value.
  • CM projects generally have fewer change orders because of their involvement earlier on in the project.
  • There is more flexibility for changes and defining the project scope.
  • Portions of the work can be bid at different times.
  • Owner can select sub-trades

Disadvantages:

  • Final price is not established until all sub-trade bids are received.
  • Owner pays sub-trades directly.
  • Higher level of Owner involvement.

GENERAL CONTRACTOR (GC)

Advantages:

  • Owner has a single contract for construction.
  • Reduced Owner involvement required in the project.
  • GC typically has their own employees (site-superintendents or foremen and a team of carpenters, general laborers, and other skilled trades).
  • The GC usually has preferred sub-trades that they have worked with before.
  • GC hires and manages subcontractors, trades and suppliers directly.
  • The GC’s hiring and management of subcontractors and suppliers, streamlines the process and removes Owner from direct involvement.

Disadvantages:

  • If the completed project comes in under the bid price, the GC benefits and keeps those unused funds as profit.
  • If project budget over-runs for unforeseen reasons, the GC will change the project’s scope, alter the specifications, or ask the Owner for more funding.
  • There is less flexibility for changes and defining the project scope.
  • The Owner pays the GC directly, and does not have access to all construction costs.

Conclusion:

A construction manager works with the owner of the project and manages the trades, while a general contractor works for the owner and enters into contracts directly with the trades.
